Increase in the supply of the storage space in of last year slowed down. Developers not only ceased speculative construction of warehouses but also gave up expanding their banks of the earth. “half of this year perhaps an attractive area already to be missing for rent”.

As a result of the withdrawal of investors from speculative implementations of projects it entered the market only c 857,000 m2 of the new storage space, that is about close to half fewer than in 2008 total stores of magazines in Poland amounted to the just over 6 m2 m Developers in the past year not only ceased speculative construction of warehouses but also gave up expanding their banks of the earth.

Even dropping prices of industrial ground didn’t encourage investors resuming the shopping. Conservative stalking developers for extending his offer resulted from a significant fall in activity of tenants and from the problem in the access to capital.

In 2009 protecting the part of the surfaces was a condition necessary to commence new investments with tenancy agreements (pre-lease) still on the stage of making plans for projects. The demand in 2009 reduced twice in comparing to the previous year and took out 765,000 m2 (including renegotiations and extending existing contracts in it).

New tenancy agreements were signed on only 539,000 m2 of the area (in 2008 as many as 1,540,000 m2). (…)
