Kontri, an e-commerce company, conducting multi-channel sales in Poland and abroad, has decided to lease a 2,800 sqm warehouse and office space in a private distribution centre owned by the Dutch investor Duif Real Estate Sp. z o.o. AXI IMMO was responsible for comprehensive tenant service, including preparing the analysis of the Eastern Poland market and negotiations with the landlord.
Kontri Sp. z o.o. has been specializing in e-commerce and wholesale since 2006. Initially, it was mainly a women’s lingerie shop on www.kontri.pl, www.wyprzedazebielizny.pl, www.hurtowniaonline.pl and www.kontri.biz websites. Recent years have seen a significant expansion of the product range, opening new sales channels, and a dynamic increase in foreign sales. Today, besides selling lingerie, clothing, accessories and natural cosmetics, the company produces and sells, among others, toys and children’s accessories under the KiddyMoon and Selonis brands at www.kiddymoon.pl. It is also the producer and sole distributor of the Vivisence lingerie brand. Kontri also has five foreign online stores in Great Britain, Germany and France. The products are also available on dozens of marketplace platforms. Currently, the vast majority of the company’s income is generated from abroad. In 2020, the company shipped its products from Białystok to a total of 113 different countries.
From the very beginning, the company focuses primarily on quality and customer satisfaction. Its dynamic development has been repeatedly confirmed in many rankings of online stores and prestigious nations such as “Gazele Biznesu” or “Diamonds of the Forbes Monthly 2021”.
“We are a local company that successfully competes with global markets. To consistently implement the strategy of increasing the assortment available in our sales channels, we quickly acquired new warehouse space. In the coming months, we will introduce many of our new products to the market. We are constantly expanding cooperation with external brands, and these are mainly renowned Polish producers. The new warehouse will also allow us to open up to new industries that have so far been closed to us due to logistical constraints,” says Marek Ciulkin, Managing Director, Kontri Sp. z o.o.
„We enthusiastically accepted the task to find a warehouse and logistics space in the vicinity of Białystok. The Eastern Poland market is still young and creates many non-obvious opportunities to prepare attractive offers, e.g., location or cost. The fact that large developers do not deploy market resources opens up an opportunity for a large representation of private investors. On this occasion, we decided to turn for help to them. Decision on the distribution centre of Duif Real Estate Sp. z o.o. suited almost 100% with the main assumptions of the client, i.e. it is a high storage warehouse, which was located relatively close to Białystok and was immediately available. I am convinced that the experience with this transaction will pay off in the case of other clients looking for warehouse space in this part of Poland,” said Paweł Bułajewski, Consultant, Industrial & Logistics, AXI IMMO.
“Leasing warehouse space for Kontri is a new and interesting experience from our perspective. To date, we were the only tenant and owner of the distribution centre, but we were enthusiastic about joining the new company. We are looking forward to the results of this cooperation,” comments Daniel Pawłowski, Duif Real Estate Sp. z o.o.
“The 2,800 sqm transaction is one of the largest completed in Eastern Poland in Q1 2021. It shows that it is a promising region in the development of the Via Carpathia route and a potential increase in supply on this market. In the coming years, we expect a greater concentration of customers interested in securing the area here,” adds Paweł Bułajewski.
The distribution centre of Duif Real Estate Sp. z o.o. is a private investment of the Dutch company DUIF International. The warehouse with office and social rooms with 19,700 sq m is located in Ploski in the Bielsk Podlaski commune. Duif Real Estate Sp. z o.o. is right next to the S19 route, which in the future will be the most important part of the international Via Carpatia transport route, and 32 km from the centre of Białystok and the entrance to the S8 expressway.
