Advisory company AXI IMMO decided to expand its operations and open a new office – the firm’s fourth in Poland. As of May 2021 Katarzyna Głodowska and Jakub Jastrzębski are the main points of contact for clients from the northern regions. The team is based at Olivia Business Centre in Gdańsk where it occupies a coworking space managed by 04.
After building a strong market position in Warsaw, Łódź and Katowice, AXI IMMO decided to increase its presence in the regional markets by selecting Gdańsk as its new office location. The new Tricity team is occupying a modern, well-equiped office at Olivia Business Centre, within the coworking space managed by O4. AXI IMMO brokers have access to a quiet room, a conference room and a shared kitchen. The decision to open the Tricity office follows on from the ongoing company strategy to ensure that each market is serviced by experienced local experts, supported by all other sectors of the company, with access to the know how of all its employees and international partners.
“Over the last 12 years, the AXI IMMO brand has become widely recognised on the Polish commercial real estate market. Our firm has become a strategic partner for many of our clients, offering complex advisory services all across the country. We have grown as a group and an independent agency by gradually adding new service lines to our offer. The track record of our teams based in Warsaw, Katowice and Łódź are testament to our abilities, our close relationships with our clients and an excellent understanding of their needs. Opening the new Tricity branch is another chapter in our growth story, proving that we have ambitious plans and aspirations.” – says Renata Osiecka, Managing Partner, AXI IMMO.
The local team is made up of Katarzyna Głodowska and Jakub Jastrzębski – both experienced real estate negotiators who guarantee a high degree of professionalism in all services they provide. Jakub has 10 years’ experience as a leasing manager, while Katarzyna has worked in real estate for 5 years. A wide range of skill sets and experience in advising occupiers enables both brokers to prepare complex leasing offers. Jakub is a graduate of Law and Administration at the Gdańsk University and holds postgraduate degrees within real estate valuation (management department at the University of Gdańsk) and company valuation (SGH Warsaw Schoolf of Economics). Katarzyna meanwhile has an engineering degree from the chemistry department at the Gdańsk Polytechnic and is nearing completion of her studies at the Law and Administration Department at the University of Gdańsk.
As at the end of March 2021, total stock at the Tricity warehouse market reached over 901,000 sqm, up by 21% (or 123,000 sqm) compared to a year earlier. This marks the fastest rate of growth among all Polish warehouse markets. The region is characterised by excellent absorption of space and a relatively low vacancy rate (6.1%), which prompted developers to start new projects in recent quarters. In total, 167,000 sqm was under construction as at the end of March 2021. Excellent access to ports, including the DCT container port in Gdańsk, as well as a dense railway network, are important drivers of occupier demand in Tricity. Moreover, investments into modernization and extension of the key expressway network are making the region increasingly attractive for logistics operations. The S6 expressway will at its completion become a fast transportation route running parallel to the seashore between Gdańsk, Szczecin and Berlin. The S7 expressway leading to Warsaw and further to Krakow is also important for logistics firms, as is the A1 motorway, which provides fast access to the South of Poland and crosses the A2 west-east motorway in Łódź.
“After a turbulent and eventful 2020, it became clear to us that Tricity is the right direction for us to expand into. The rising importance of sea ports in the region and the resulting accelerating growth of the local warehouse market are signals that we could not ignore. We want to play an active role in building this market as one of the key players and we have the scope to do it thanks to the full range of services we are able to offer.” – sums up Renata Osiecka.
