Panattoni Europe will build a logistics center with an area of ​​5.4 thousand sq m near Poznań. Sq m For Farmacol and an ecological warehouse (30,000 sq m) for the clothing company HM. Torfarm has commissioned a facility (23,000 sq m) to be built in Warsaw. In the second quarter of 2010, works will commence on Panattoni Park Toruń, whose main tenant will be Cereal Partners Poland Toruń – Pacific, a Nestle branch. All these facilities are built to the order of future tenants.

This is a trend that entered the market for good last year. There are many indications that the lease agreements that have just been signed in the near future and thus provide a guarantee that the buildings will not be empty, will encourage investors to start investments.

Due to the large amount of available warehouse space, developers should not be expected to increase their activity in the coming months. Rather, they will focus on leasing space in existing facilities.

New investments will be implemented only for specific tenants or secured to a large extent by pre-lease contracts, i.e. renting, before construction starts. Such changes result not only from the developers’ prudence, but also from the tightening of lending policies by banks that want to finance only projects.
