BTS projects are recommended to clients looking for individual, tailor-made solutions for production, warehouse and logistics space, as well as technical, social and office infrastructure. AXI IMMO Group provides comprehensive advisory services in this area.

Build-To-Suit (BTS) investments offer a wide range of opportunities in terms of location, size and technical and technological parameters. In BTS projects, the terms of cooperation with the developer can also be individually adjusted (classic rental, building to own, or building with the subsequent sale of the investment to a client).

AXI IMMO’s BTS department services cover the two basic stages of a tailor-made project – the preparation phase and the investment phase. AXI IMMO Group also offers additional services after the construction and commissioning of an investment.

AXI IMMO consultancy in the preparation phase of a BTS project

  • feasibility study including market analysis, technical and strategic economic analysis of the project,
  • comprehensive project management,
  • support in choosing a location,
  • analysis and securing of land property,
  • technical consulting during the preparation of the construction project including advice on gaining approval for the concept,
  • organizing and conducting the tendering procedure and supervising the conclusion of the agreement with the selected contractor,

For every BTS project, in agreement with the client, AXI IMMO Group creates a dedicated design and engineering team whose knowledge and experience enable them to comprehensively carry out the planned investment in accordance with the latest market and technical practice.

BTO (build to own) projects

AXI IMMO also advises on BTO projects, i.e. investments built for the customer to own, which constitute an alternative for customers interested in a dedicated investment in the BTS formula. The developer has an executive function, but his responsibility for the project is broader than that of the general contractor. He is responsible for the entire development process, from planning, through administrative procedures, to handing over the facility ready for use. Building a facility in the BTO formula gives the facility the option to sell the facility in the sale and leaseback formula, i.e. sale and leaseback, which allows the owner to sell the facility to a financial institution and then become a tenant of the same facility. It is a solution that allows for the release of funds and their reinvestment in other areas of the company’s operation.
